Housing policy and practice play a critical role in promoting regional sustainable development, which encompasses environmental, social, and economic dimensions. While sustainability principles have been adopted across various sectors, their application in the housing sector, particularly in low-income residential areas, remains limited. Residents in these communities frequently modify their homes to accommodate evolving needs. However, in the absence of clear planning guidelines, such informal changes can contribute to environmental degradation and undermine sustainable development goals. This study aims to evaluate the implementation of sustainable housing principles and develop a design strategy for the Griya Mahoni Alpen housing complex using a mixed-method approach. A descriptive quantitative method with an evaluative framework was applied, utilizing the Greenship Neighbourhood rating system by the Green Building Council Indonesia (GBCI) to assess sustainability indicators. Simultaneously, descriptive qualitative approaches were employed to analyse the existing conditions through observation, interviews, and literature review. The data were examined using content analysis and presented descriptively. The findings reveal that the Griya Mahoni Alpen housing complex received a Bronze rating, indicating that while some basic features of sustainable housing have been implemented, the overall adoption of green design principles remains limited. Based on these results, the study proposes a set of context-specific design guidelines to enhance environmental performance while reducing ecological impact. © 2026, Construction Research Institute of Malaysia.
