Factors causing rework on building construction projects in Aceh province, Indonesia

Abstract

The concept of rework is a repeated activity that takes place due to non-compliance with the Detail Engineering Design (DED), the Work Plan and Requirements (RKS). Based on observations, the implementation of building construction projects in Indonesia often encountered rework in respect to the foundation, structural, and finishing works. This is because most contractor companies carrying out building construction projects pay less attention to the factors causing rework. Therefore, this research aims to analyze the dominant factors causing rework, as well as providing solutions to building construction projects in Aceh Province, Indonesia. The projects reviewed include those funded by the Aceh Revenue and Expenditure Budget (APBA), starting from 2015-2020. A quantitative research approach was used through questionnaires, while a qualitative method was utilized via interviews. The questionnaires were distributed to the building contractor companies with medium and large qualifications, and as many as 200 respondents participated. Meanwhile, the interviews were conducted with the contractor company that had previously been the respondent with the lowest record of rework on building construction projects. The sampling technique of respondents used proportionate stratified random and purposive methods. The rework factors were analyzed using Principle Component Analysis (PCA) and qualitative descriptive techniques. The results showed that the rework was caused by factors of resources, design, implementation methods, control, planning, environment, materials, and teamwork, with a variance of 72.454% while the dominant was the resources with a variance of 30.607%. © 2023 Author(s).
